Selling in Montenegro: what to expect

Most buyers of coastal property in Montenegro come from abroad and look long before they travel. They compare your home with everything else on offer in the same place, in their own language and in euros. A realistic asking price is therefore the single most important decision in a sale: priced right, a property is shown to buyers we already know in its first weeks; priced high, it becomes the listing that makes others look good.

Before a property is presented we check what a serious buyer's lawyer will check: the title sheet from the Real Estate Cadastre (owner, area, mortgages and easements), and for newer buildings the building and occupancy permits. Gaps in the paperwork are the most common reason a sale slows down after an offer, so we raise them at the start, not at the notary.

Your listing then goes live on this site in six languages — English, German, Russian, Turkish, Arabic and Montenegrin — and on the international portals we work with. We arrange viewings, qualify buyers before they visit, negotiate with you on every offer and stay with the sale until the contract is certified by the notary and ownership is registered.
